What we collect, and what we never see.

Last updated 2 September 2026

The short version. The spreadsheets you put into List Rails are read and processed entirely inside your own browser. They are never uploaded, never transmitted, and never stored by us — there is no server for them to reach. The only personal information we hold is what you type into the early-access form on this website.

This policy explains what List Rails collects, why, and what your choices are. It covers the website at listrails.com and the List Rails application at app.listrails.com.

1. Who we are

List Rails is operated by Luke Chadwick. If you have a question about this policy or about data we hold, write to info@listrails.com.

2. Your listing data is not collected

This is the part most people want to know, so it comes first.

When you load a CSV or Excel file into the List Rails application, the file is read by JavaScript running in your browser. Parsing, filtering, scrubbing, de-duplication and export all happen on your own machine. The file contents are not sent to us, not sent to any third party, and not written to any server. You can verify this yourself: open your browser's network tab while you use the tool, or disconnect from the internet entirely — the application keeps working.

This means we cannot see, search, sell, share or hand over your listing data, because we never have it. It also means we cannot recover it for you if you lose it.

3. What we do collect

Information you give us

If you fill in the early-access form, we collect the name, work email address, brokerage, MLS and plan preference you enter, plus the date you submitted it. We use this only to contact you about List Rails — access, availability, and product updates. We do not sell it, rent it, or share it for anyone else's marketing.

Information collected automatically

Our hosting provider records standard server logs when a page is requested, including IP address, browser type, referring page and timestamp. These are used to keep the service running and secure. We do not use them to build a profile of you.

Information stored in your browser

List Rails stores a small amount of data in your browser's local storage. This never leaves your device and is not readable by us.

WhatWhy
Theme preferenceRemembers whether you chose light or dark.
Column profilesRemembers which columns you keep for each data source.
Export historyStores match keys — such as an address or MLS number — from lists you have exported, so a later pull can skip records you have already worked. The rows themselves are not stored.
Consent choiceRemembers whether you allowed optional analytics.

You can clear all of it at any time: use Clear history inside the application, or clear site data for listrails.com in your browser settings.

4. Cookies

List Rails does not set advertising or tracking cookies. We do not run cross-site advertising, retargeting pixels, or social media trackers.

The items listed above use local storage rather than cookies. They are functional: they remember your settings and make the tool work the way you left it. If we add analytics in future it will be switched off unless you turn it on, and you can change that choice at any time from the banner link in the footer.

5. Third parties we rely on

ProviderWhat it does
NetlifyHosts the website and application, and receives early-access form submissions. Standard server logs apply.

That is the whole list. The typefaces on these pages are served from our own domain rather than from a font network, so no outside company sees your IP address when a page loads. We do not use advertising networks, data brokers, or session-recording tools.

6. How long we keep things

7. Your choices and rights

You can ask us to tell you what personal information we hold about you, correct it, or delete it. Write to info@listrails.com and we will act on it. Depending on where you live you may also have rights to object to processing, restrict it, or receive your data in a portable form.

Every email we send includes an unsubscribe link, and you can opt out at any time.

8. Security

The site and application are served over HTTPS. Because your listing data never leaves your browser, the largest category of information most tools would hold about you simply does not exist here.

9. Children

List Rails is a business tool intended for real estate professionals. It is not directed at children, and we do not knowingly collect information from anyone under 18.

10. Changes to this policy

If this policy changes we will update the date at the top of the page. Material changes affecting how we use your information will be announced by email to anyone on the early-access list.

This policy describes how List Rails actually works today and is written in plain language rather than legal boilerplate. It is not legal advice. If you are adopting List Rails across a brokerage, have your own counsel review it alongside your MLS participation agreement.
